During the roof inspection, your roofer should go up on the roof and take photos. They should show any problem areas to you. Small damage like missing shingles or minor leaks can be repaired without extensive work. Replacement is the best option when the roof is reaching or past its expected lifespan. Major replacement factors include consistent leaking that causes water stains in your attic or on ceilings, or if there’s extensive shingle damage due to rain, wind, or debris.
It depends on the house. If your roof has a low slope and a relatively simple design, the replacement cost will be less than a roof that has more design features and steep slopes. If there is any substructure damage due to leaks or debris impacts, the cost will increase.
The most common roofing material is architectural asphalt shingles. Many people opt to install composite roofing materials like faux slate or faux shake. Another option is standing seam metal. Standing seam metal can be installed on the entire roof system as an accent material or design choice.
